JANUARY 2018 UPDATES:
West Hamilton consists of 3 districts:
District #12 with its average house price of $536,506 includes a variety of homes within its border. There are plenty of condominums as well as luxury mansions in the neighbourhood of Durand and Kirkendall.
If you like the feel of the prestigious, vibrant neighbourhood with older, renovated homes or just looking for a great condo then West Hamilton with district 12th is for You!
District #11 with its average home price of $522,819 and 16 properties changing owners within just one month is an example of another popular community offered by West Hamilton. The most popular neighbourhoods in this area areWestdale and Ainslie Wood surrounding McMaster University. If you are thinking of investing into student housing we would strongly recommend that part of Hamilton. Recently, especially in Westdale it was observed that many houses were selling above their asking price. There are some bidding wars as investors realise that the Hamilton real estate market is the place to be! Hamilton has been voted one of the best place to invest in Canada by many publications and the example of Westdale and still underpriced Ainslie Wood shows that clearly. The homes around McMaster on streets like Oak Knoll, Mayfair or even Forsyth Ave. are in hot demand from medical professionals and researchers.

The last District in West Hamilton worth mentioning is district #10 known as the popular Bayfront! This is in the north end of Hamilton so the average sale price for those homes is significantly lower than in Westdale or Durand. In JANUARY 2018, 10 properties were sold in district 10. The average sale price was $412,900. Despite the lower price in comparison, this area is filled with parks and nearby marinas. The homes in the area are renovated and remodeled from older buildings, with expansions particular in their backyards to be close to the Lake. The Bayfront is perfect for any outdoor, nature, or Lake loving person looking for a home!
