* DETACHING YOUR EMOTIONS, DEPERSONALIZE.
If you haven’t detached yourself from your home, it’s difficult to see it as a product. However this is absolutely necessary in order to experience stressless selling.
Plus the goal is to create a space in which a potential buyer can envision himself and his family into. All the family photos, souvenirs and fridge magnets need to be pack away. This includes and especially applies to large framed portraits. Sometimes however you need to replace an empty place on the wall with different picture.

All the minor repair have to be done before you putting your house up for sale. Dripping faucets or a squeaky doors are always a big no. Repair any burned-out bulbs in your light fixtures.

Room full of light are warm and inviting. Nobody wants to move into dark and gloomy house. Open all your blinds and clean all the windows. During the showing keep all the lights on even during the day. Adding some extra lighting is always a good idea. For instance under cabinet lights and some accent lighting.

*SPARK YOUR BUYER IMAGINATION
Light the fire in the fireplace. Set the dinner table. If you have the artificial flowers replace them with the fresh ones. If the furniture is worn store it and rent something new. Make sure that the entrance to the house is as nice as possible. Get a new welcome mat, paint the exterior door and get rid of shoes, boots and coats that might clutter the front entrance. In the bedrooms make the beds and if your bed covers and linens are worn replace them with the new ones. In the bathrooms clean the counters no personal cosmetics just some nice candle holders and fresh beautiful towels. In the kitchen clean off the counters. Hide all the small appliances. Make everything sparkly clean.

Adding attractive landscaping can add some value to your home. So just cutting the lawn, removing yard debris and brightening the garden with some fresh shrubs and flowers is move in a right direction. Repair and paint if necessary fence and deck. Fix damaged roof shingles and flashing as well as gutters and downspouts. Clean all windows replace broken ones and fix the screens. Make sure that outside light and doorbells work and clean the garage and garden shed.
*THINK BIG POOL OF BUYERS. DON'T BE TOO UNIQUE
During renovations keep it simple and neutral. Unusual decor and dark strong paint color may limit your pool of buyers.
