NEW STATS FROM HAMILTON-BURLINGTON REAL ESTATE BOARD FOR THE MONTH OF JULY 2016 MLS LISTINGS:

Stats above show that we sill experiencing a Sellers market here in Hamilton and Burlington Ontario. The sales were down 4.2% in comparison to the July last year. Listings are down as well around 6.2% compared to the July 2015.
Freeholds average sale price increased by 14.2% and stands now $449,974.
Average sale price of condominiums (condos) increased 16.2% and stays at $298,947.
The average days on the market decreased from 31 to 23 in the freeholds and in the condominiums market decreased from 29 to 27.

As shown in the detail district graph above the home prices in Hamilton areas are quite different. Hamilton West shows the highest house prices were in district 11 (popular neighbourhood of Westdale near McMaster University) 30 homes sold in July 2016 and the average sale price was $419,536. Wendell is a very popular area for real estate investors known for great profits from student housing.
Hamilton Mountain shows steady price increase and area of central mountain (district 18) and the neighbourhood of Barnstown or Wellington Chase showed and average sale price of $460,997
The lowest home prices are reported in East Hamilton as well as Hamilton Centre. District 20 in Hamilton Centre is still very affordable with the average house price at $273,995 and beautiful East Hamilton with its district 28 shows the average sale price at $338,342. The East Hamilton has many condos and townhouses in this area which is reflected in the lower sale price.

As seen Ancaster average house price stands at $693,310 with 15% yearly price increase.
Dundas average price is $536,363 with 15% increase.
Stoney Creek average house price stands at $453,318 with very high 14.6 percent house price increase within a year!
