2017 quarterly home price report in Hamilton, Ancaster, Stoney Creek and Dundas. 

1ST QUARTER OF 2017

The years of skyrocketing house prices in Hamilton, Ancaster, Stoney Creek and Dundas are over. As seen in table above the 1st quarter of 2017 was a busy time and average selling house price higher than list prices with a very short time on the market. .Most homes sold in competition with biding wars. 

House prices in 2nd quarter of 2017 reached the high in April 2017.

3RD QUARTER OF 2017

As seen in the table above 3rd quarter showed the high vulnerability of real estate market in Hamilton, Ancaster, Stoney Creek and Dundas.  Homes listing to selling price ratio changed between 1st and 2nd quarters vs. 3rd quarter of 2017. In 1st and 2nd quarter list prices in all the areas above were lower than selling home prices while most homes sold in competition above asking price.  Since 2nd quarter home prices in Hamilton, Ancaster, Stoney Creek and Dundas have regressed slightly. The numbers showed more homes for sale and fewer sales. At the same time homes are staying on the market longer (DOM days on market).

The change in Hamilton market began end of April, early May 2017 when the provincial government stepped in with some measures aimed at cooling the housing markets.
