HAMILTON Mountain is divided into the West Mountain (bordering Ancaster on the west), Central Mountain and the East Mountain.

The average sale price of real estate on the West Mountain in Hamilton in the 3rd quarter of 2012 decreased by $4,759 from the 2nd quarter of 2012. The number of average house staying on the market almost did not changed and in the 3rd quarter it was 39 days. However, the percent of sale price vs. list price also slightly decreased from 97.3% to 96.9%.
On West Mountain in the 3rd quarter single detached 2 bedroom bungalow on West 19th Street in the neighbourhood of Buchanan was listed for $184,750 and was reported as lowest sale price between single detached homes in the 3rd quarter. On the other side of the spectrum the highest sale was reported on Elodia Court in the neighborhood of Gurnett. This luxury custom built 2 storey property had 4+2 bedrooms, extensive renovation and 40X20 inground salt water pool. The list price of this property was $899,000 and the house stayed on the market for 16 days.
8 townhomes were sold on West Mountain in the third quarter of 2012. The lowest reported sale price on freehold townhouse was on Gledhill in the neighbourhood of Gourley, West Mountain. The asking price for this 3 bedroom property was $190,000. The most expensive sale on West Mountain townhouses was reported in the neighbourhood of Mountview. This 3 bedrooms luxury townhome was listed for $319,899.
Semi detached are also very popular on Hamilton West Mountain. In the third quarted of 2012 12 semi detached homes were sold. The least expensive semi detached home sold in the neighbourhood of Mountview $21,350 above asking price. This property was a 2 storey home on San Antonio Drive, had 4 bedrooms and stayed only 7 days on the market. The most expensive semi detached house was in West Mountain neighborhood of Gurnett. This house had 4+1 bedrooms was 3 level back split listed for $279,500 and stayed on the market 33 days.
In the popular neighbourhood of Gourley 15 homes sold in the 3rd quarter of 2012. The average sale price was $336,226 with 50 as average days on the market. As presented above the average sale price in Gourley is $54,601 higher than an average price in all neighbourhoods on West Mountain in the 3rd quarter. The average days on the market for West Mountain in the 3rd quarter was 39 days while in Gourley this number was 11 days higher.
